Three things most homeowners don't find out until after a storm

Wind & hail deductibles

Many Mississippi policies carry a separate wind/hail or named-storm deductible that's a percentage of your dwelling coverage, not a flat dollar amount. On a home insured for $250,000, a 2% deductible means you pay the first $5,000 of a wind or hail claim.

Flood is not covered

Standard homeowners policies don't cover flood, whether it's rising water, an overflowing creek, or heavy rain that pools. Flood takes a separate policy through the NFIP or a private insurer, and there's usually a 30-day wait, so don't wait for the forecast.

Rebuild cost isn't market value

Your coverage should reflect what it costs to rebuild at today's labor and material prices, not what you paid or what the house would sell for. Many homes haven't been re-checked in years.

Does homeowners insurance cover flooding?

No. Standard homeowners policies exclude flood, including rising water, overflowing creeks and rivers, and surface water from heavy rain. Flood coverage requires a separate policy through the National Flood Insurance Program (NFIP) or a private flood insurer. New flood policies usually have a 30-day waiting period, so it's best to buy before storm season, not when the forecast turns bad.

What is a wind/hail deductible?

It's a separate deductible that applies to wind or hail damage, and on many Mississippi policies it's a percentage of your dwelling coverage instead of a flat dollar amount. For example, a 2% deductible on a home insured for $250,000 means you'd pay the first $5,000 of a wind or hail claim. Some policies use a named-storm or hurricane deductible instead. What's the difference between replacement cost and actual cash value?

Replacement cost pays what it costs to repair or replace damaged property with new materials of like kind and quality, minus your deductible. Actual cash value subtracts depreciation, so an older roof or a five-year-old TV pays out far less. Replacement cost usually costs a little more, but it's what most people assume they have.

How much homeowners coverage do I need?

Enough to rebuild your home at today's construction costs, which can be very different from what you paid or what it would sell for. Land isn't included, since it doesn't need to be rebuilt. Do you only work with one insurance company?

Is Mississippi's minimum auto insurance enough?

Mississippi requires at least 25/50/25 liability: $25,000 per person and $50,000 per accident for injuries, and $25,000 for property damage. That's the legal minimum, not a recommendation. A single serious accident can exceed those limits, and you can be held personally responsible for the difference. Most people with a home or savings to protect should consider higher limits and uninsured motorist coverage.

Do I need renters insurance if my landlord has insurance?

Yes, if you want your belongings and your liability covered. Your landlord's policy covers the building and their liability, not your furniture, clothes, electronics, or injuries to your guests. Many leases require renters insurance, and it's usually one of the least expensive policies you can buy.

Do I need a landlord policy for a rental house?

In most cases, yes. A standard homeowners policy is written for a home you live in and typically won't cover a house you rent out full time. A landlord or dwelling fire policy covers the building, can include lost rent after a covered loss, and provides liability protection for you as the owner. Your tenants need their own renters policy for their belongings.

What does an umbrella policy cover?

An umbrella policy adds extra liability coverage, commonly in $1 million increments, above your home, auto, and sometimes rental property policies. If you're sued after a serious car accident or someone is badly hurt at your home, the umbrella can pay after your underlying limits are used up. Insurers usually require certain minimum liability limits on those underlying policies.

Is workers' comp required in Mississippi?

Mississippi generally requires workers' compensation once a business has five or more employees, and some contracts and job sites require it regardless of size.
